We believe we have the most comprehensive computer-produced reporting ability in the industry. Our programs are continuously updated. Our database is maintained at our offices and we can provide a terminal to you for "on line" data access.
A computer-produced bill is sent to the shareholder/unit-owner, normally prior to the first of the month. Payment is directed to a bank lockbox where accounts are credited on a daily basis. The bank transmits to us a daily activity report enabling us to monitor collections.
Subject to Board policy, we prepare and forward late notices, and refer such matters to counsel for action, when directed.
At the conclusion of each month, we render a three-part statement consisting of a reconciliation sheet, a collection report and a disbursement recap. The collection portion of the statement indicates: shareholder/unit-owner name, apartment, opening balance, billed amount, collections, date of collection and closing balance. The payable portion shows, in detail, what checks were prepared on your account, by vendor and category of expenses. A check register is also prepared, which is of benefit to your auditor and Treasurer.
Real Estate tax, mortgage payment schedules, insurance coverage and City and State Laws are strictly monitored.
