To each property in our portfolio we assign a Property Manager who regularly inspects the building, recommends repairs and maintenance, supervises contractor activity and responds to complaints and inquiries.
The Property Manager reports to the Executive Committee whose function is to review management performance and assist the Board with corporate policy and administration. Our representatives attend Board meetings and we invite you to hold meetings at our offices or your own building, as schedules and conditions permit.
Mindful of the necessity to control expenses, we monitor items such as steam or fuel oil usage on a comparative basis. This procedure enables us to discover and correct improper operation.
We supervise the purchase of supplies and equipment and use a written purchase order system, requiring the confirmation of the building superintendent and approval of the Property Manager prior to payment. Major items and services are discussed with the Board prior to purchase. Competitive bids are secured when necessary and are reviewed subject to the specifications and recommendations of our engineering department.
We act as a buffer and a link between apartment owners and the Board. In connection with this function, we facilitate communication between apartment owners, building staff, management and the Board, and we have established standard operating procedures for dealing with emergencies.
