The company you hire should perform tests and accomplish remedial work responsibly and efficiently. Testing should be done in a certified laboratory.
If your building was built before 1978, it is probable that some of the walls and surfaces were at one time painted with lead-based paint. New York City Local Law 1 requires landlords and owners to monitor the condition of lead-based paint, and to provide this information prior to the beginning of renovations in public areas. This is to protect tenants, contractors and workers from exposure.
If your building was built before 1980, it likely contains some form of asbestos. Asbestos inspections should take place prior to performing renovations in public areas.
Many insurers now require the implementation of periodic testing of indoor air quality for mold and airborne contaminants.
